CONVEYANCING PROCESS
1) The Contract: before your chosen Solicitor commission your legal buying process you have to sign a contract with them, detailing their fees, terms and the duration of the whole process and what is expected of them.
2) Evidence of title: The document authenticating ownership by the seller.
3) Seller property information form.
4) Fitting and Fixtures: Seller’s must provide details of all Fitting and fixtures in the property as at the time of selling and their conditions(working or not working).
5) Survey and Valuation: the proposed property will go through another survey and valuation to ascertain that what you(as a purchaser) is paying worth the price
6) Your Mortgage offer: you solicitor will consult with your lender, what are the lender’s instructions and the terms and conditions of your mortgage offer.
7) Searches: solicitor will carry out research in the area of title of deeds, public records, ownership history, ownership type(is a registered, unregistered, absolute or mortgage property).
8) Final report: the results of the solicitor’s finding from mortgage lender instructions, survey, valuation and searches will make them submit to you a final report and advice you accordingly.
9) Contract Exchange: binding legal transfer between the buyer and the seller where deposit is paid to the seller.
10) Completion: Your mortgage lender release your mortgage fund to the seller’s solicitor and they release the property and necessary documents to you.
11) After Completion: Land registration and HRMC will be informed about the property transfer.
12) Register Title: you been the new title owner of the property will be Register with the necessary authorities.
